A lot of new investors have tried to first invest in other types of commercial properties such as office buildings or shopping centers; only to realize that the transition is just too drastic and it ends up costing them the property, all their money leaving them deep in debt, destroying their credit and it takes years for them to recover.

Apartment buildings are tremendously easier to purchase, maintain & put on auto-pilot simply because most of us already understand how to rent an apartment and tenants are almost always readily available.

The buying process for other commercial properties (like shopping centers or office buildings) is not much different however the financing is much more difficult to obtain and leasing usually requires a team of very experienced individuals to negotiate contracts with business tenants.

If you’re a new investor with little or no cash to invest, you MUST first start out with apartment buildings. Once you own at least 2 properties with at least 50 units in each property (which should be more then enough to pay you over $10,000 a month in net passive income cash flow) you can then branch out to other areas of commercial real estate.

After you own a few apartment buildings and have those properties generating you enough monthly cash flow; THEN you can absorb any vacancies that might come from not being able to rent out space in your office building, warehouse or shopping center.

Apartments are where just about all successful commercial real estate investors started out, so why try and fight the odds. Apartments are the fastest, easiest and safest way to create monthly income and massive profits.

While it is technically possible to have your first deal be a warehouse, shopping center or office building… the statistics show that it almost never happens.

Most investors who first try to jump to other commercial properties before they own a couple of apartment buildings, inevitably fail and quit this business never to return…

Building security hinges on these push-button entrance panels - entrance panels that are often abused by the building’s owners and renters.

I’m not talking about physical abuse, I’m talking about abusing the privilege of letting visitors into your building at the push of a button. These-trigger happy residents are directly responsible for many of the apartment break-ins police are faced with today.

Responsibility must lie with the occupant who lets people into the building without verifying who they are.

This is not a new problem. Buildings have always been faced with “obliging owners.” But the question is, “How do we stop these trustworthy residents from letting strangers into the building?”

We must first address the other half of the problem, the enterphone panel itself.

Exceptional voice quality is a must. I have been to many buildings where these panels are old and worn out. If you can’t understand what the person is saying at either end of the phone, it’s time to install a new system. How can you possibly converse with somebody if you don’t know who you are speaking to? Assuming it’s your repair man, isn’t a good enough reason for letting him or her into the building. A new system would supply advanced technology and superior quality components that would result in conversations that sound perfectly natural, allowing tenants to identify the voice of the person they know.

Many enterphone systems allow trades people to enter the building through a personalized entry code. This presents another problem: How many trades or non-trades people have access to your building through these codes? You must check and make sure that these entry codes are deleted from the system. Most residents don’t even realize entry codes like these exist.

Make sure that your suite number is not beside your name. Newer enterphone systems display a random code number beside the name that is not related to the suite number. A visitor simply looks up an owners name and pushes the code number to make contact to their suite. I, personally, have never seen the necessity to display names or apartment numbers on the enterphone panel. A code number would be sufficient. If you are expecting a visitor, just give them your code number. This would prevent a sneaky thief from using an owner’s name to gain entry into the building. With no name and no apartment number, you are disarming a potential sneak thief.

If you are contemplating a new enterphone system, consider a built-in, small, covert (hidden) camera. These cameras allow you to identify visitors before granting access by using a dedicated TV channel or videophone. This also helps security personnel or managers to monitor entrance areas and reduce unauthorized entry, vandalism or loitering.

De-clutter Your Home – Clutter means mess and no place can be peaceful and restful with chaos everywhere. Before you start your interior design project, de-clutter your home. It allows you to start with a clean slate. It also means you have a good idea of what you what you need to purchase for your new design scheme; what you want to keep and what you need to get rid of. It is a very educational task!

Learn to Thrift Shop – Whether it is yard sales or church bazaars; a second hand store or a local retailer – sales and discounts are everywhere if you just keep your eyes open and your pocketbook closes! Home décor planning does not mean that everything you buy has to be new.

The growth in expatriates has increased demand for residential rental accommodation in Bangkok both for apartments and condominiums.

The work permit figures exclude diplomatic and United Nations staff and the 52,045 expatriates with work permits for locations outside of Bangkok. Some expatriates whose place of work is outside of Bangkok for example on an industrial estate will live in Bangkok and commute to their place of work.

Japanese nationals account for 22% of work permits in Bangkok followed by Indians (12%) Chinese (9%), and British (8%).

CB Richard Ellis forecasts that there will be limited new apartment supply in the Central Business Districts with only about 870 units under construction.

There are13,347 condominium units under construction and CB Richard Ellis estimates that 40-50% of these new condominium units could be available for rent.

Much of the existing supply of apartments and condominiums is now more than ten years old and CB Richard Ellis classifies many of these as being grade B in terms of quality.

Rents for grade A or luxury condominiums and apartments have been rising at a faster rate than grade B developments.

“We see the gap between grade A and grade B rentals increasing,” said Mr. Theerathorn Prapunpong, Associate Director and head of Residential Leasing Services at CB Richard Ellis.

CB Richard Ellis is seeing strong demand for well designed new projects especially mid size three bedroom units of between 150-220 square metres which are achieving rentals of 70,000 - 85,000 baht per month.

Queens Park View Residence a 36 unit new development recently completed on Sukhumvit Soi 24 is already 83% occupied. Much of the demand for this development has come from Japanese tenants who have been paying average rents of between 60,000 - 80,000 baht per month for 2 and 3 bedroom units of 91-150 square metres.

CB Richard Ellis expects that demand from tenants will continue to be strong for well located, well designed apartment and condominium developments in Bangkok’s prime locations.

Competition grows in Bangkok’s Serviced Apartment Sector

The total supply of serviced apartment units in Bangkok grew by 11% on an annual basis and occupancy rates dropped by 8%, according to CB Richard Ellis.

Owners were able to increase rental rates for grade A serviced apartments but at a slower rate.

Future supply will continue to increase which could put downward pressure on both occupancy and achieved room rates.

The total supply of serviced apartments increased to 8,744 units a further 3,500 units are under construction and more projects are at the planning stage.

Most of the new supply will be grade A in terms of quality.

Occupancy increased slightly quarter on quarter but fell year on year from 88% to 81%.

Average rents increased by 2-3% for grade A developments on a year on year basis the growth rate in rentals has slowed due to the increase in supply.

CB Richard Ellis believes that based on the forecast increase in supply competition will increase. Much of the new supply is grade A in terms of quality and will be managed by international operators and this will put pressure on older developments.

The Sathorn area appears to be the most competitive location at the present time rental rates have fallen by about 2.7% year on year and occupancy by about 18% year on year.

Impact noise is transmitted through the structural members of the floor/ceiling assembly and generally travels down through the floor joists and into the ceiling below at lightening speed. Impact noise is the most annoying noise you will ever have to deal in your condo or apartment. Sometimes it can actually feel like you neighbor is living in your unit. Sound familiar?

When dealing with impact noise, it is always best to completely remove the existing ceiling and start from scratch. This can be a real chore especially if your ceiling is plaster and not drywall. (For plaster ceiling consult local drywall contractor) Once the ceiling has been removed, it is then recommended that you fill the joist cavities with sound batt insulation such as rock wool, mineral wool, or cotton batt insulation. RoxulÔ and GreensoundÔ are common brand names for these batt materials. It is always best to completely fill the cavities with one of these materials, but if you don’t have enough of these materials you can always fill the remainder of the cavity with common fiberglass insulation. Just make sure that the first layer of insulation (the layer against the sub floor above) is cotton, mineral wool, or rock wool.

Now that your joist cavities are filled, you will then want to “float your ceiling” on sound clips and furring channels. Float my ceiling? What are you talking about dude?

I’m glad you asked; a floated ceiling is a ceiling that is connected to the ceiling joists using a device called a sound clip. Sound clips isolate the joists from the new drywall that will become your new ceiling. Here’s how it works. You will screw the sound clips onto the bottom face of the joists and they will run parallel to the joists. The sound clips are then fitted with a metal furring channel also known as “hat channel” because it looks like a Dick Tracy hat if you look at it from the side. Furring channels come in 20 and 25 gauge steel, you can use either gauge with the AmericlipÔ sound clips. The furring channels will run perpendicular to the joists as they are fitted into the sound clips. Once you have all of your rows of sound clips and furring channel installed, you are ready to drywall. There is a trick to floating a ceiling and that is to make sure that your new ceiling drywall does not touch the adjoining walls and is completely independent of the ceiling joists. You will screw in your new drywall using self-tapping drywall screws that will screw through the drywall and into the metal furring channels. Once you are finished screwing the drywall to the furring channels, you will make sure that you have maintained a ¼” gap around the entire perimeter of the new ceiling. This gap will be filled in with acoustical caulk that is designed to remain pliant throughout the life of the caulk. Now that the new floated ceiling is installed and you have caulked in the ¼” gap around the perimeter you’ll then tape mud and paint the new ceiling as normal.

Now if you are looking for the ultimate in soundproofing from impact noise as well as airborne noise from above, it is recommended that you float 2 layers of 5/8” drywall on the sound clips and furring channel, and between the layers of drywall you will apply a product called “Green GlueÔ”. Green GlueÔ is a visco elastic damping compound that when applied between 2 layers of drywall or any rigid wall board, acts to deaden both layers of wall board thus not allowing the drywall to resonate or transmit sound. When the sound is unable to pass through the drywall it dissipates rapidly and turns into heat energy.

To sum this up, the absolute best way to soundproof your ceiling from the noisy neighbors above is to float the ceiling using the Sound clips and furring channel, and then installing 2 layers of 5/8” drywall suspended from the sound clips and furring channels with Green Glue sandwiched between the 2 layers of drywall.

Now if space is an issue or money is a concern, you can get some great soundproofing and impact protection by simply adding another layer of 5/8” drywall to your existing ceiling, applying the Green GlueÔ to this new layer of drywall and then simply screwing the drywall over top of you existing drywall or plaster ceiling. This method will not be quite as effective as the complete floated ceiling system using Green GlueÔ, but if you are on a budget and need effective protection from the impact noise from above, Green GlueÔ is a great way to go.
